Making money on raw ground is really not brain surgery. Here are the facts: Utah has 2 to 3 times the national growth rate. According to EnVision Utah’s housing analysis. The population of the greater Wasatch front will increase by one million people in the next twenty years. That’s twenty new thousand housing units, per year, between now and the year 2020. Where are all these people going to live? The east side of Utah Valley is filling up quickly and forcing growth not only to the south, but around the west side of Utah Lake. New cities like Eagle Mountain and Saratoga Springs are quickly becoming great places to live. Saratoga Springs now has housing developments on both ends of its eight-mile shoreline. As growth moves south, Lake Mountain squeazes useable land to a minimum. But just seven minutes south of Saratoga Springs the land opens up into Mosida. We hope the next master planned community on the shores of Utah Lake.

To have a reasonable chance of making from holding raw land, you must follow two very simple rules. First, buy inexpensive land in the front of growth. And number two, hang onto that property until growth reaches you and it’s time to sell. We’ve bought beautiful inexpensive land in front of Utah Valley’s growth. It may take ten or more years for that growth to reach Mosida. We need to be able to wait debt free for however long it takes. For this reason, we are quickly selling ninety ten-acre lots to pay off the remaining debt and start master planning Mosida’s future.
